Thanks for your comment. It’s agreed that investing is a hot topic these days and in Australia, with the increase in property prices, increases and rental returns and a strong economy, you might say that it’s never been a better time to get into the market.

With all this said though, it’s important to know that the property market is just like the stock market and how you enter and engage within that world will determine your outcome.

Taking an educated approach and seeking qualified advice or advocacy should always be a part of your business plan. 
These aspects are just a small part of what should be considered when looking to build a portfolio:

Meeting with a qualified Financial Planner to scope out a business plan for your portfolio which will change over time.

Loan serviceability, can you manage the loans and do you have a safety net should you either loose a tenant or fall into financial difficulty.

Obtaining the correct loan, with so many loan packages available, finding the right one is vital. Don’t just speak to a finance broker, check with your Accountant or Financial Advisor.

Effectively researching the market place, analyzing past capital growth, infrastructure and rental returns. Deciding whether to purchase land content investments or new apartments or both.

Tax advantages can make or break a good property investment purchase, make sure you check with a qualified Accountant before you buy to make sure it’s the right type of property for your situation.

Network with other property investors and find out what does and does work for them, learn from other peoples mistakes, not your own as it could be a costly one.
